The approximately 137-acre site is currently zoned Rural (R). The applicant is seeking non-binding feedback from the Planning and Zoning Commission on a future mixed-density residential community.
Applicant: Saxum Investment Company, LLC (represented by Tony Murry / MKSK)
Proposal: A walkable, mixed-density residential neighborhood featuring a variety of housing types including single-family homes, townhomes, cottages, duplexes, triplexes, and apartments. The combined total of units is 569.
Intent: Create a marketable, mixed-age community integrated with nearby entertainment, employment, and services.
Location: Situated along Rings Road in the southwestern portion of Dublin, near the Western Innovation District.
The plan places this large mixed-residential development in the middle of a planned ID-2 Research Flex / Innovation District area, creating compatibility issues with nearby industrial and advanced manufacturing uses.
Proposed building heights of up to 3 stories, which is significantly taller than any existing homes or apartment complexes in this part of Dublin.
The Tuttle Road extension shown in the plan would displace families from their existing homes.
The development is located directly next to a proposed City of Columbus development, over which Dublin would have no jurisdiction regarding design, standards, or compatibility.
The size of the additional population impact from this project remains unknown, making it difficult to assess effects on schools, traffic, and infrastructure.
Increased traffic and congestion on already busy Rings Road and Avery Road, which is a difficult intersection to navigate during peak traffic times.
The City is making major growth decisions that will impact the Hilliard school district as well as surrounding communities outside of Dublin city limits.
Concerns about 15-minute city concepts and high-density mixed-use developments, including their long-term longevity, the large number of similar projects being built across the country, and the risk that many will become empty shells once the current trend fades.
The 15-minute city concept is difficult for the aging population to navigate and can exclude seniors. This is the opposite of what is needed as Ohio’s aging population continues to grow, while housing options for seniors remain limited.
This is an Informal Review (Case 26-025) and is non-binding. The project is still in the early conceptual stage. No formal rezoning application has been submitted yet. Additional reviews and public input opportunities will occur as the proposal advances.
