Case 25-014 is a Concept Plan submitted for a proposed mixed-use development known as Avery Crossing. The project covers approximately 127 acres located at the southwest corner of Rings Road and Avery Road in southwestern Dublin, Ohio (addresses: 6555 Rings Road, 6333 Rings Road, and related PIDs: 274-000023, 274-000117).

Proposal: Rezoning to a Planned Unit Development (PUD) for a mixed-use community including:
Residential housing (single-family, townhomes, and multifamily/apartments)

Incorporation of the existing Ponderosa Mobile Home Estates (senior community)
Location Context:The site lies in close proximity to Ballantrae and other southwestern Dublin neighborhoods, making it a significant development proposal for the area.
Increased Building Height: Plans include taller structures that could impact views, privacy, and the overall scale of the neighborhood. Higher Density Than Originally Proposed: The revised plan significantly increases the number of residential units compared to the initial proposal.
Traffic Impacts: Additional traffic will be funneled onto Rings Road (which will remain 2 lanes) and Avery Road, creating congestion and safety risks.
Impact on Existing 55+ Community: The development would completely surround the Ponderosa Mobile Home Estates, potentially pressuring senior residents to move due to changes in noise, traffic, character, and quality of life.
Compatibility with Community Character: The scale, density, and mix of uses raise concerns about preserving the suburban, family-oriented feel of the area.
