Irish Village is a Concept Plan for a proposed mixed-use development called Irish Village. The project spans approximately 12 acres located at 5745 and 5735 Avery Road and PID 274-000032, situated southwest of the intersection of Avery Road and Woerner Temple Road in southwestern Dublin, Ohio.
Applicant: Stavroff Land and Development (represented by Severan Stavroff / EDGE)
Current Zoning: R-1 (Restricted Suburban Residential District) and TF (Technology Flex District)
Rezoning to a Planned Unit Development (PUD) for a mixed-use “village-style” community featuring:
• Approximately 30,000 square feet of commercial/retail space
• 125 to 150 residential units (including apartments and possibly senior living)
• Walkable design with restaurants, shops, and other amenities
• Incompatibility with Community Character: The density and urban-style mixed-use design do not align with the suburban, open-space, family-oriented character of Ballantrae.
• Increased Traffic and Safety Risks: Significant additional traffic that could create serious risks for pedestrians, bike riders, and joggers in the area.
• Scale and Intensity: Concerns about building height, overall density, and the introduction of commercial activity directly adjacent to residential neighborhoods.
• Impact on Quality of Life: Potential effects on privacy, noise, parking, and the peaceful residential environment near Ballantrae Community Park and the Dublin Community Pool.
This Concept Plan was reviewed by the Planning and Zoning Commission in September 2024 and remains an active case within the broader development activity in southwestern Dublin.
