Cosgray Commons is a Concept Plan for a proposed large-scale mixed-use development called Cosgray Commons. The project covers approximately 43–45 acres located near the intersection of Cosgray Road, State Route 161, and University Boulevard in southwestern Dublin, Ohio (PIDs: 274-000010 and 1600010010000).

A major mixed-use development including office and research space, residential units (apartments), commercial/retail space, hotels, open space, and pedestrian-focused amenities.
The project is part of the broader development activity in the Western Innovation District area and has been described in later updates as a potential $900 million development with nearly 2 million square feet of building space.
• Scale and Density: The large size and intensity of the development could dramatically change the character of an already congested area.
• Increase in Truck Traffic and Safety Risks: Significant additional truck traffic is expected, raising serious safety concerns — especially following the October 1, 2025 rollover of a tanker truck carrying 8,500 gallons of gasoline in a nearby roundabout.
• Traffic Volume and Walkability: The already high volume of traffic in the area makes increased development a major concern for pedestrian, bike, and jogger safety, threatening the walkability of the community.
• Compatibility with Community Character: The urban-style mixed-use design and building heights may not fit with the existing suburban, residential nature of nearby neighborhoods.
• Impact on Quality of Life: Potential effects on noise, light pollution, privacy, and overall livability for families and residents in the surrounding area.
This Concept Plan was initially reviewed by the Dublin Planning and Zoning Commission in January 2025 and has seen multiple revisions since.
